Foreclosures
Houses that have
been foreclosed on that are available through either the
Veteran's Administration (VA) or the Department of Housing
and Urban Development (HUD) are made available for sale when
clear title is obtained from the lender.
HUD Foreclosures
HUD foreclosures are homes that were sold with FHA insured
mortgages. They have been foreclosed on by lenders and have
reverted to the Federal Government to be resold. HUD homes
are sold in "As Is" condition, which means that the
government is not warranting or guaranteeing in any way the
condition of the home. It is the buyers responsibility to
have the home inspected. Many of these homes need repairs,
but some are in excellent condition Most are excellent

purchase of a HUD home.

Preston, the Government's HUD representative provides
information on all HUD homes in the area. All local HUD
Foreclosures are listed on the
First
Preston web site.
By making
these homes available, we hope that you will find a home in
the area you want to live it, drive by it, and if you would
like to look it it, give us a call and we will gladly meet
you at the home and show it to you. HUD will accept bids on
their homes, however, they generally sell for close to the
asking price.
VA Foreclosures
The Veterans Administration will guarantee loans for
eligible veterans. In the event they cannot make the
payments, the loan is foreclosed on by the bank or mortgage
company and the house reverts to the Veterans
Administration. These houses are listed for sale for a
period of 15 days, and the VA will take the highest bidder.
The price that the house is listed for is usually the
balance due on the mortgage. Usually these homes sell for
more then the listed price.
